最高补贴500元/平方米！我市出台中心城区申领购房补贴实施细则

text-indent: 2em; line-height: 1.75em;"><span style="color: #FF0000;"><strong>2022年6月2日至2022年12月31日期间，</strong></span>在九江市中心城区购买新建商品住宅、新建非住宅、二手住宅的家庭或个人。</p><p style="text-align: justify; text-indent: 2em; line-height: 1.75em;">具备上述条件，<span style="color: rgb(255, 0, 0);"><strong>且原则上契税缴纳时间在2023年6月30日之前</strong></span>。确有因非购房者原因不能及时缴纳契税的，<span style="color: rgb(255, 0, 0);"><strong>可以延长至申请补贴受理截止时间，即2024年12月30日。</strong></span></p><p style="text-align: justify; text-indent: 2em; line-height: 1.75em;">九江市中心城区包括<span style="color: rgb(255, 0, 0);"><strong>浔阳区、濂溪区、九江经济技术开发区、八里湖新区。</strong></span></p><p style="text-align: justify; text-indent: 2em; line-height: 1.75em;"><strong>购房行为的时间界定：</strong>新建商品房购买行为以在“九江市房地产综合管理信息系统”中网签《商品房买卖合同》时间为准；二手住宅购买行为以买卖双方在不动产登记窗口缴纳契税时间为准。</p><p style="text-align: justify; text-indent: 2em; line-height: 1.75em;">购房补贴申请人与购房人必须一致，如购房人涉及多人的，以契税缴纳人为补贴对象。</p><p style="text-align: justify; text-indent: 2em; line-height: 1.75em;"><strong>细则规定，</strong>2022年6月2日前（不含6月2日）已网签，2022年6月2日至2022年12月31日申请退房（注销网签及备案）的，必须说明理由并提供佐证材料，市住建局先行受理，待开发商将购房款退至购房人后，予以办理注销网签及备案。在2022年6月2日至2022年12月31日期间，退房人家庭（夫妻双方及其父母、子女）在同一楼盘再次购买新建商品房不享受购房补贴；同时对购买该撤销网签备案房源的其他购房人，也不享受购房补贴。</p><p></p><section><section data-id="114995"><section style="margin: 20px auto;"><section style="display: flex;justify-content: flex-start;"><section style="display: flex;align-items: center;"><section style="width: 5px; text-indent: 2em; line-height: 1.75em;">自2022年6月2日至2022年12月31日在九江市中心城区购买家庭唯一一套新建商品住宅（含已办理不动产权证、已签定商品房买卖合同）、改善性新建商品住宅、市户籍二孩且孩子均未满18周岁、市户籍三孩且孩子均未满18周岁的家庭或个人，分别给予300元/平方米、200元/平方米、300元/平方米、500元/平方米的补贴。</p><p style="text-align: justify; text-indent: 2em; line-height: 1.75em;">自2022年6月2日至2022年12月31日在九江市中心城区购买新建商品房或二手住宅的家庭或个人，按所缴纳契税50%数额给予补贴。</p><p style="text-align: justify; text-indent: 2em; line-height: 1.75em;">上述面积购房补贴不重复享受，购房家庭或个人只可按最高标准享受一次。</p><p></p><section><section data-id="114858"><section style="margin: 20px auto;"><section><section style="padding: 0px 5px;"><section style="display: inline-block; background-clip: initial;"><p style="margin-bottom: 15px;">② 申请购房补贴提供的材料如下：购房合同首页、契税完税证明、身份证、银行卡（存折）、家庭人员信息及婚姻户籍材料。</p><p style="margin-bottom: 15px;">③ 房地产开发企业收集在本楼盘购买商品住宅的购房人申请购房补贴材料《九江市中心城区新建商品住宅购房补贴申请表》及相关附件，并按“购房补贴类别”整理后提交至市住建局进行审核。</p><p style="margin-bottom: 15px;">④ 市住建局定期召集市公安局、市财政局、市税务局、市不动产登记中心对申请材料进行联合审核后发放购房补贴。</p><p style="margin-bottom: 15px;"><span style="color: #ff0000;"><strong>2．新建非住宅及二手住宅购房契税补贴申请流程</strong></span></p><p style="margin-bottom: 15px;">① 契税补贴发放工作采取部门联动、即申即享机制。</p><p style="margin-bottom: 15px;">② 购房人在交契税时，同时填报《九江市中心城区购房契税补贴申请表》，并提交交易合同、契税完税证明、购房人身份证、银行卡（存折）等复印件。受理窗口即时对申请表进行审核后，由市不动产登记中心接收契税补贴申请材料，市不动产登记中心定期将申请材料移交给市住建局。</p><p style="margin-bottom: 15px;">③ 市住建局将收到的《九江市中心城区购房契税补贴申请表》信息，将契税补贴款项发放至申请人账户。</p></section></section></section></section><section style="display: flex;justify-content: flex-end;margin-top: -5px;"><section style="width: 10px;
