《物业管理条例》是为了规范物业管理活动，维护业主和物业服务企业的合法权益，改善人民群众的生活和工作环境而制定的条例。2003年6月8日中华人民共和国国务院令（第379号）公布，自2003年9月1日起施行。该条例已经实施20来年了，主要原则精神没有变！物业公司受托对物业实施管理，主要是为业主和使用人提供服务。物业管理合同一经签订，双方就是平等的合同关系，应该依照合同和相关法律各自享有权利、履行义务，并没有主次之分。
物业公司与业主之间建立的是一种长期的合作关系。物业公司既不是凌驾于业主之上的“管理者”，也不是逆来顺受的“受气包”；既不能不负责任地推诿敷衍，也不能毫无原则地大包大揽。
只有摆正位置，在实际工作中，通过不断强化自身建设和规范自己日常经营管理行为，提高人员素质，坚持诚信、敬业和可持续发展的原则，坚持全面规范的质量管理，切实按照专业化、市场化、人性化原则，不断提升物业服务品质，才能赢得业主的理解、认同和支持。
只有成功处理物业公司与业主之间的关系，才能促进社区的和谐建设。
