近些年一些非后天人为原因造成的房屋坍塌事件屡见不鲜，一些地方快建滥建的“80后”“90后”楼房频成事故主角。
2014年，浙江奉化一幢只有20年历史的5层居民楼如麻将般突然倒塌，造成1人死亡；2022年4月，湖南省长沙市望城区一建成十多年的6层居民自建房发生倒塌事故，54人死亡、9人受伤，直接经济损失9079万元；2023年11月19日，江西抚州南丰县一30年房龄的七层住宅楼倒塌，万幸无人伤亡。 一般20年以上的房子是不允许贷款的，甚至个别银行只给15年以内的房子放款，房龄越长贷款越难办。
高层房屋的住户较多，高层的公共设施损耗特别快。楼比较高，整个楼体的维护成本较高，高层通常也得不到很好的养护。无法象多层那样，物业会定期的进行外立面和硬件设施的维护。
高层的房子，现在大多都是每层5户或6户起步，电梯2部。单阳台、或客厅没有阳台；又或者房子缺角、有房间没有窗户等。由于每层户数多，就需要设置走廊过道，电表水表间；以至于高层的公摊大，得房率低。
从小区的角度对比，高层住的人多，容积率更大。在相同的楼间距下，由于高层的楼更高，所以采光能力也没有多层/中高层的好。而且多层/中高层的小区，一般被开发商视为中高端，整体的建筑质量、绿化品质、硬件设施，都要比高层高出很多。
很多小区里边，经常出现外围一圈的楼是高层，里边全都是多层或者中高层。高层的房子最好别买，以后肯定会贬值。
随着人口下降，人均可支配的用地增加，高层楼房---人口快速增量时代的产物和居住理念，终将会被淘汰。
20年以上的老房子必然会出现贬值的情况！ 二手房购买现在已经饱和了，基本不贵，房子是用来住的，不是用来炒的。
