margin: 0px; padding: 0px; outline: 0px; max-width: 100%; box-sizing: border-box !important; overflow-wrap: break-word !important; user-select: text !important;">开发建设单位未被行业管理部门因物业质量或资金风险等不良信誉问题下达整改、督办的,可以银行保函方式交存或提供市住建局认可的工程质量责任保险保单,取得保修金交存证明。保函、保险数额应与应交存的保修金数额一致,且保函、保险有效期应与所承保物业相关专项工程的最低保修期限一致。</span></span></p><p style="margin-top: 0px; margin: 0px; padding: 0px; outline: 0px; max-width: 100%; box-sizing: border-box !important; overflow-wrap: break-word !important; user-select: text !important;">在保修期内,物业出现质量问题需要维修时,开发建设单位经属地住建部门督办仍不履行保修义务或者因歇业、破产等原因无法履行保修义务的,可按本办法有关规定使用保修金。由属地住建部门为主体或组织以物业服务企业、业主委员会为主体,向市住建局提出保修金使用申请。承担维修的单位,应当编制维修方案及资金预算,报市住建局备案后组织维修。实施维修的物业服务企业、施工单位应合理控制维修成本,完成维修后,填写物业维修工程费用清单,提交施工合同、工程验收报告和工程结算,并由保修金使用申请人签章确认。结算费用应当同时提交具备资质的工程造价咨询机构出具的审价报告。</span></span></p><p style="margin-top: 0px;
