之所以全国都出现众多需房者第一套住房特别难求得，而囤房者一买就是数十套、甚至上百套住房，其根本原因就是当今的购房政策不是为老百姓服务的！！！为什么会出现此种怪现象，房产部门是不是应该反思！！！！ “住房不炒”是多年来广大群众议论的热点，房地产的话题一直是我们关心的话题之一，我们很多人都为买房犯愁，而房地产却炒的不亦乐乎。2016年以来房地产受到大量的调控，房子是用来住的不是用来炒的。
实行“购房优惠券”补贴政策，是优国惠民的双向政策，总的前提还是：“住房不炒”，坚决破除“房地产依赖症” ，继续严格执行全域限购等政策，实行现房销售制度。

随着我国房地产市场逐步进入存量时代，截至2022年底，中国城镇既有房屋中建成年份超过30年房屋占比接近20%，需要维护、改造的老旧房屋占比快速提升，仅依靠住宅专项维修资金已经难以满足小区维护改造需求，亟需增量资金入场。如今各地又兴建了许多的超高层楼房！
2021年起，住宅专项维修资金的用途，从存量房维护扩大至老旧小区改造。房屋养老金个人账户已通过缴纳住宅专项维修资金建立起来，此次试点的重点是政府把公共账户建立起来。
针对房屋养老金，无奈之际住建部只好提出试点的重点是把公共账户建立起来，而公共账户的资金来源也成为各界关注的焦点。其中，按一定比例计提项目土地出让金、维修资金增值收益、财政补贴、创设配套金融产品等，或是重要探索方向。探索建立房屋养老金制度，为房屋提供全生命周期安全保障，有利于更好地解决老旧小区改造的资金问题，提高居民的居住品质和生活环境。
从另一观点看，今后的住房一定是老旧危房并存于市场！何去何从！！！
